Here’s the thing. I am not anti-bank - I worked for one of Canada's big banks for over 12 years! Many banks and credit unions have good mortgage products and are overall good institutions.
But, your bank can only work with their mortgage products. That can limit your options if you don’t meet your bank’s criteria for lending. However, there are dozens of mortgage lenders across the country who specialize in just mortgages.
As a mortgage broker, I'm not tied to one bank or one lender. After learning about your financial situation, I shop for the product that best fits your situation.
Oh, and I do this all for free!
I don’t get paid until your mortgage is funded and you’re moved in. At that point, I get paid by the lender.
#2. I Have Connections
Along with my multiple connections at banks and lenders, I also have close relationships with realtors, real estate lawyers, home inspectors, home builders, accountants, financial advisors, interior designers...anything to do with buying and owning a home, I’ve got you covered.

I’ll be honest. Mortgages can sound like a different language; interest rate differential, amortization, accelerated bi-weeky. Combine that with all the moving parts of a mortgage and it can get really overwhelming, really quick.
Would you try to get a mortgage if you didn’t speak the language, relying only on Google Translate to help? I didn’t think so.
